Deposit: We will collect 50% of the total amount of your reservation at the time of booking. The remaining amount due will be collected 2 days before your arrival, along with any additional security authorization. In the event the home of your choice is not available due to maintenance or other like instances, we reserve the right to move your reservation to a comparable home.
Cancellations: We currently have a 7-day cancellation policy. If you cancel within 7 days of your arrival date you will forfeit your deposit. If you cancel 7 or more days before your arrival date, your deposit will be refunded in full. Creating a reservation that has an arrival date within 7 days makes your deposit (50% of the total reservation) nonrefundable.
All homes managed by Open Nest Rentals are privately owned. Therefore, moving a reservation to a different home or changing dates within 7 days of your arrival may be considered a cancellation and you may be held liable for cancellation fees.
Damage Fee: Open Nest Vacation Rentals includes a $45 Accidental Damage Fee. This fee is intended to cover the cost of unintentional minor repairs and accidental damages up to $500 and is NOT insurance. Damages over the $500 limit will be considered excessive and will be charged to your credit card, after communication with you by Open Nest Vacation Rentals. Damage by your dog is not considered unintentional or accidental and will be charged to your card regardless of the dollar amount. By signing this agreement, you agree that 1. you will let Open Nest Vacation Rentals know right away if you notice damage to the home upon your arrival, and 2. you will take responsibility and pay for any loss or damages that occur during your stay.
Travel Insurance: Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance provides coverage for the loss of prepaid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. Age: You must be at least 18 years of age to rent most homes managed by Open Nest Vacation Rentals. Some exceptions apply and are noted in the individual home description details.
Reservation Fee: A 10% Reservation Fee is charged by Open Nest to cover administrative costs that will be applied for each reservation. This fee applies regardless if the booking is made via telephone or over the internet.
Cleaning Fee: A non-refundable and non-negotiable cleaning fee will be charged on each reservation.
Smoking: ALL homes managed by Open Nest Vacation Rentals are Non-Smoking. Smoking of any kind, including cigarettes, e-cigarettes, or marijuana anywhere on the property including in the home, garage, patio, or deck is NOT allowed. Evidence of cigarettes, cigars, vaping, or marijuana use on the property will result in a fine of $500 and will void your stay. Your entire party will be evicted with no refund of any kind.
Check-in and Check-out: Check-in time is 5 PM and Check-out is by 11:00 am. You will receive a text or email when the home is ready for your arrival with the address and lockbox code to access the home. The home you are renting is privately owned and Open Nest Vacation Rentals reserves the right to refuse service to anyone.
The house keys must be returned to the lockbox upon departure. If you find you accidentally took home a key or garage door opener, please give us a call to let us know (503)965-5776 and then mail the key and opener back to us: Open Nest, PO Box 189, Pacific City, OR 97135. Keys and garage door openers not returned may result in a replacement charge and possibly a charge for re-keying.
Maximum Occupancy: Each home has a maximum occupancy that is designed by Tillamook County. No more than the maximum number of people (including children age 5 and over) is allowed in your unit at any time. Please read your home’s description to determine its maximum occupancy.
Unit Supplies: Just bring your groceries, your clothes, and yourself! Each home is fully furnished, including cooking and serving utensils, bedding, and towels. We also provide a supply of paper towels, toilet tissue, garbage bags, dishwashing soap, laundry detergent, light bulbs, hand soap, and shampoo. If you need to bring some food back home with you, please bring along your own storing containers (Tupperware, plastic wrap, tin foil, etc. ) All spices/cooking oils, baking necessities, etc. are considered food items and are not provided. Most homes also have barbecues, bicycles, and garage door openers.
Tax: All reservations will be subject to an 11.9% tax and surcharge. Taxes are subject to change at any time without notice.
Modification: Reorganization or removal of furniture, wall hangings, floor coverings, or redecorating of any type within the vacation home or other areas of the neighborhoods is not permitted. No structural changes are permitted.
Parking: There is no on-street parking in Pacific City. Each home has a permitted number of parking spots. If you need additional parking to accommodate extra vehicles, contact Open Nest Rentals for a parking pass and guidance for overflow parking. Note that if you plan to bring an RV, boat, or any type of trailer, you must reach out to Open Nest Rentals for parking instructions. In most cases, recreational vehicles are not allowed to be parked at the home.
Acts of God: Owner and Open Nest Rentals shall not be liable for uncontrollable events that may interfere with your occupancy, including but not limited to Acts of God, extreme adverse weather, tsunamis, flooding, fires, or the like.
Quiet Hours: Quiet hours are from 10:00 PM - 6:00 AM. Please be conscientious of your neighbors. Excessive noise after hours may result in a $500 fine.
Dogs: Dogs are allowed in “dog-friendly homes” only. No other pets are allowed. If you choose to bring your dog, a $20 per dog per night fee is required. Damage caused by your dog, including carpet and furniture cleaning, is NOT covered by the Damage Waiver Fee, outlined in Item 4 of this document, and will be charged to your credit card. Choosing to bring your dog to a home that is NOT dog friendly will result in a $500 fine.
Excessive Garbage: Garbage pickup days are indicated on the information sheet inside your kitchen cabinet door.
Make sure your garbage can lid can close all the way, so animals do not get into it. (We do have bears in the summertime.) If you leave excessive garbage (extra bags, lid won’t properly close, or bags/bottles/recycling not placed in the appropriate container), additional fees may apply.
Note that it is a crime to put garbage into a can that is not for your home. Theft of service can result in a fine that will be billed to you directly and without warning. Pursuant to Tillamook County Ordinance #4.
Due to the small population of this area, Pacific City does not offer a curb-side recycling program. However, each home has a blue recycling bin where you can deposit clean recyclables.
Bikes: Bikes are available in some homes. Bikes are used at the guest’s own risk. No representations or warranties are made regarding the safety or soundness of the bikes. Please bring your own bike helmet.
Internet/ Electronics: All Open Nest Rentals homes offer Wi-Fi connections for guests to use and most of our properties also offer cable service. Open Nest Rentals is not responsible for any interruption or loss of access, data loss, or distortion. There will be no refund or rent reduction for service interruption, loss, or poor quality.
Sand Dunes: Our dunes are stabilized by a ground cover (typically carefully landscaped beach grass) that is easily disrupted by foot traffic. Please inform everyone in your party of the necessity to stay on paved trails and ramps. Violation of any of these terms and conditions could result in additional charges.
