Deposit: We will collect 50% of the total amount of your reservation at the time of booking. The remaining amount due will be collected 2 days before your arrival, along with any additional security authorization. In the event the home of your choice is not available due to maintenance or other like instances, we reserve the right to move your reservation to a comparable home.

Cancellations: We currently have a 7-day cancellation policy. If you cancel within 7 days of your arrival date you will forfeit your deposit. If you cancel 7 or more days before your arrival date, your deposit will be refunded in full. Creating a reservation that has an arrival date within 7 days makes your deposit (50% of the total reservation) nonrefundable.

All homes managed by Open Nest Rentals are privately owned. Therefore, moving a reservation to a different home or changing dates within 7 days of your arrival may be considered a cancellation and you may be held liable for cancellation fees. Open Nest Rentals has partnered with Generali Global Assistance to offer you the optional purchase of Vacation Rental Insurance which may assist you in the event you need to cancel your stay.  You can review more information about Travel Insurance below.

Security Authorization: A $1,000 refundable security authorization will be held on your credit card the day of your scheduled arrival. You can waive this amount by purchasing a nonrefundable Vacation Rental Damage Protection plan for $45 designed to cover unintentional damages to the rental unit interior during your stay. Inquire directly to add this policy to your stay and waive the $1,000 security authorization.  See the information below.

Age: You must be at least 18 years of age to rent most homes managed by Open Nest Vacation Rentals.   Some exceptions apply and are noted in the individual home description details.

Vacation Rental Insurance: Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance provides coverage for the loss of prepaid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. Trip Cancellation and Trip Interruption coverage is available for events such as a sickness or injury of yourself, family member or traveling companion; flight delays due to adverse weather; interruptions of road service; terrorist acts; and mandatory evacuations. The plan also includes other valuable coverages such as Medical and Dental, Baggage, and Emergency Assistance and Transportation in addition to useful services such as identity theft, concierge and 24/7/365 emergency assistance. We strongly recommend you purchase this valuable protection. Vacation Rental Damage Protection: As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000.00. Any damages that exceed $3,000.00 or are not covered under the plan will be charged to the credit card on file. If during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000.00. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage can be obtained by calling 866-999-4018. The Vacation Rental Damage can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request Customized Services Administrators, Inc. d/b/a Generali Global Assistance & Insurance Services to pay directly Open Nest Coastal Vacation Rentals any amount payable under the terms and conditions of the Vacation Rental Damage.

Reservation Fee: A 10% Reservation Fee is charged by Open Nest to cover administrative costs will be applied for each reservation. This fee applies regardless if the booking is made via telephone or over the internet.

Cleaning Fee: A non-refundable and non-negotiable cleaning fee will be charged on each reservation.

Smoking: All homes are 100% non-smoking.  This includes and is not limited to cigarettes, marijuana, cigars and vapor delivery devices.  Violation of this policy will result in a $500 fee being charged to the credit card on file.

Check-in: Vacation Rental Homes:  You will receive on your date of arrival an email with the home address and lockbox code.  You may arrive and access the home after 5:00 pm.

Check-out:  You must vacate your unit by 11:00 AM on your departure date in order to allow sufficient time to clean and sanitize your home. Please return 1 set of keys to the lock box and place the second set on the counter along with the garage door opener (if applicable).

Number of Occupants: Each home has a maximum occupancy that is designed by Tillamook County. No more than the maximum number of people (including children age 5 and over) is allowed in your unit at any time. Please read your home’s description to determine its maximum occupancy.

Unit Supplies: Just bring your groceries, your clothes, and yourself! Each home is fully furnished, including cooking and serving utensils, bedding and towels.  We also provide a supply of paper towels, toilet tissue, garbage bags, dish washing soap, laundry detergent, light bulbs, hand soap, and shampoo. If you need to bring some food back home with you, please bring along your own storing containers (Tupperware, plastic wrap, tin foil, etc. ) All spices/cooking oils, baking necessities, etc. are considered food items and are not provided. Most homes also have barbecues, bicycles, and garage door openers.

Tax: All reservations will be subject to an 11.8% lodging tax. After July 1, 2020 taxes will be 11.5%. Taxes are subject to change at any time without notice.

Modification: Reorganization or removal of furniture, wall hangings, floor coverings, or redecorating of any type within the vacation home or other areas of the neighborhoods is not permitted. No structural changes are permitted.

Parking: Each home is allowed a maximum of 2 cars unless otherwise specified. Additional parking may be provided upon request by permit.  Parking is allowed only in designated parking areas. Parking on roads, easements, double parking, or blocking of vehicles, fire hydrants and building access is prohibited and subject to towing. There will be no parking of dirt bikes, RV’s, off-road or unlicensed vehicles in the driveways at any time. Please follow the marked speed limit signs in all neighborhoods.

Acts of God: Owner and Open Nest Rentals shall not be liable for uncontrollable events that may interfere with your occupancy, including but not limited to Acts of God, extreme adverse weather, tsunami’s, flooding, fires or the like.

Nuisances & Noise: Any loud or disturbing behavior or activities such as loud music or late-night entertainment are prohibited. All vacation homes have quiet hours between 10pm-8am. Failure to comply with a noise complaint may result in additional fees, being evicted from the rental home, and possibly be subject to criminal charges.

Dogs & Dog Fees: If your home is dog-friendly and you are bringing your dog(s), a $20.00 per dog, per night Dog Fee will be charged. You must inform us that you are bringing a dog at the time you make your reservation. This fee will be added to your bill and charged before your arrival. (Please note: We do not allow any pets other than dogs.)

There are to be no pets allowed on the property (even if just visiting for a minute) unless you are in a specific pet friendly home and you have made prior arrangements with Open Nest Rentals at the time of reservation. Make sure to check the maximum number of dogs allowed in your home. If you fail to disclose you are bringing a dog or bring a dog into a non-pet friendly home a minimum of $250 deep clean fee will be charged.

Dogs are not allowed to be left alone in the unit, or in any vehicles.

Excessive Garbage: Garbage pickup days are indicated on the information sheet inside your kitchen cabinet door.

Make sure your garbage can lid can close all the way, so animals do not get into it. (We do have bears in the summertime.)  If you leave excessive garbage (extra bags, lid won’t properly close, or bags/bottles/recycling not placed in the appropriate container), additional fees may apply.

Note that it is a crime to put garbage into a can that is not for your home. Theft of service can result in a fine that will be billed to you directly and without warning. Pursuant to Tillamook County Ordinance #4.

Due to the small population of this area, Pacific City does not offer curb-side recycling program. However, each home has a blue recycling bin where you can deposit clean recyclables.

Key Return: If you fail to return the keys to the home you may be charged to re-key the entire home.

Sand Dunes: Our dunes are stabilized by a ground cover (typically carefully landscaped beach grass) that is easily disrupted by foot traffic. Please inform everyone in your party of the necessity to stay on paved trails and ramps. Violation of any of these terms and conditions could result in additional charges.
